The question is: how do you know when it’s time to replace your boiler rather than repair it?
After 20+ years of servicing and repairing boilers across Romford and Essex, here are the 8 warning signs we see most often that tell us a boiler is past its best.
1. Your Boiler Is Over 10-15 Years Old
Modern condensing boilers are designed to last 10-15 years with proper servicing. If yours is approaching or past this age, it’s likely:
- Operating at 60-70% efficiency (vs 90%+ for new boilers)
- Costing you £200-£400 more per year in gas bills
- At higher risk of breakdown, especially in winter
- Using parts that are becoming obsolete
Our advice: If your boiler is 12+ years old and needs a repair costing more than £300, it’s usually more economical to replace it.
2. Frequent Breakdowns
If you’ve called out an engineer more than twice in the past year, your boiler is telling you something. Frequent breakdowns mean:
- Internal components are wearing out
- Each repair is a temporary fix
- You’re spending money on a declining asset
- You risk being left without heating in winter
Rule of thumb: If annual repair costs exceed 50% of a new boiler’s price, it’s time to replace.
3. Rising Energy Bills

A leaking boiler can cause water damage to your property and may indicate the unit is beyond economical repair.
8. Replacement Parts Are Hard to Find
Boiler manufacturers typically support parts for 10-15 years after a model is discontinued. If your engineer tells you:
- “This part is on back-order for 3 weeks”
- “They don’t make this component anymore”
- “We’d need to source a second-hand part”
…it’s a clear sign your boiler has reached end-of-life.
